Mold in Crawl Spaces and Attics: Why Marietta and Cobb County Homes Are at Risk

In Marietta, Kennesaw, Smyrna and the rest of Cobb County, the mold we find most often is not in the bathroom. It is in the places homeowners rarely look: the crawl space under the house and the attic above it. Georgia's long, humid summers push moisture into these spaces, and by the time you notice a smell or a stain inside the living area, the problem has usually been growing for months.

Why Crawl Spaces Grow Mold in Georgia

Many older homes around Atlanta sit on vented crawl spaces. In summer, warm humid outdoor air flows in through the vents and meets cooler surfaces like floor joists, subfloor and ductwork. That moisture condenses, the wood stays damp, and mold takes hold. Common contributors we see on inspections:

  • Missing, torn or loose vapor barrier over bare dirt

  • Gutters and downspouts dumping water next to the foundation

  • Sweating HVAC ducts or a leaking condensate line

  • Slow plumbing leaks under kitchens and bathrooms

  • Fallen or wet insulation between the floor joists

Why Attics Grow Mold

Attic mold usually shows up as dark staining on the underside of the roof decking, especially on the north side. The usual causes are poor ventilation, bathroom or dryer vents that exhaust into the attic instead of outside, and small roof leaks around flashing, vents and chimneys. Winter makes it worse: warm, moist air from the house rises into a cold attic and condenses on the sheathing.

Warning Signs You Can Check Today

  • A musty smell that is stronger on the first floor or when the AC kicks on

  • Soft, bouncy or cupping hardwood floors

  • Higher indoor humidity (above about 60%) even with the AC running

  • Black or gray staining on joists, subfloor or roof decking

  • Allergy-type symptoms that improve when you leave the house

How House of Remodeling Fixes It (Not Just Covers It)

Spraying a product over mold without fixing the moisture is why so many homeowners pay twice. As an IICRC-certified restoration contractor that also does full remodeling, we handle the whole job under one roof: find and stop the moisture source, set up containment, remove contaminated materials, HEPA-vacuum and treat the framing, dry the structure to target moisture levels, then rebuild. In crawl spaces that often means a new vapor barrier or encapsulation and dehumidification; in attics it means correcting ventilation and rerouting exhaust fans.
