Mold Behind Shower Tile in Marietta, GA: Remediation and Remodel in One Job

Black spots in the grout, a soft spot in the floor by the tub, or a musty smell that comes back no matter how much you clean usually mean one thing: water is getting behind the tile. In Marietta and across Cobb County, most bathroom mold we see is not a cleaning problem. It is a leak problem, and the mold is the symptom.

This guide explains how to tell surface mold from mold inside the wall, why bleach and re-grouting rarely fix it, and why fixing mold and remodeling the bathroom in one job usually saves money.

Surface mold vs. mold behind the tile

Surface mold sits on grout, caulk or painted drywall. It comes from humidity and poor ventilation. It wipes off, then returns in a few weeks if the bathroom fan is weak.

Mold behind the tile grows on the drywall, backer board or framing inside the shower wall or under the floor. You usually can't see it until it shows up as:

  • Grout that keeps cracking or turning dark in the same spot

  • Loose or hollow-sounding tiles

  • Peeling paint or bubbling drywall on the other side of the shower wall

  • A soft or spongy floor next to the tub or toilet

  • Stains on the ceiling below an upstairs bathroom

  • A musty smell that returns right after cleaning

If you see two or more of these, the water is already inside the wall. Here are more warning signs of hidden mold.

Why bleach and re-grouting don't fix it

Bleach can lighten the stain on the surface, but it does not reach the mold growing on drywall paper and wood behind the tile. New grout over a wet wall traps the moisture and the mold keeps growing.

The usual causes in Cobb County homes are a failed shower pan, cracked or missing waterproofing behind the tile, a leaking valve or supply line, or a toilet wax ring that has been seeping into the subfloor. Until that source is repaired, any cleaning is temporary.

How we fix it: remediation and remodel in one job

  1. Moisture mapping. We use moisture meters and thermal imaging to see how far the water has spread before anything is opened.

  2. Containment. The bathroom is sealed with plastic and a HEPA air scrubber runs so spores don't travel to the rest of the house.

  3. Removal. Wet tile, backer board, drywall and insulation are removed and bagged. Framing and subfloor are cleaned and treated, and replaced if they are rotten.

  4. Repair the source. We fix the shower pan, valve, supply line or toilet flange that caused the leak.

  5. Drying and verification. Dehumidifiers bring the structure back to normal moisture levels and we record the readings before closing anything up.

  6. Rebuild. New waterproofing, backer board and tile, often as a full bathroom remodel since the walls are already open.

Because House of Remodeling does both IICRC mold remediation and bathroom remodeling, you deal with one company and one schedule instead of a mold company, a plumber and a tile contractor. You can see the full process in our step-by-step mold remediation guide.

Why it often makes sense to remodel at the same time

Once the shower walls and floor are opened for mold removal, a large part of the demolition for a remodel is already done. Many homeowners use that moment to switch a tub to a walk-in shower, add a niche or bench, or upgrade the vanity and floor.

Typical small bathroom mold jobs in Cobb County run about $500 to $1,500 for remediation alone. See our mold remediation cost guide and our bathroom remodel cost guide for the full ranges.

Will insurance pay for it?

It depends on the cause. Mold from a sudden event, like a burst supply line, is more likely to be covered than mold from a slow leak that went on for months. We are Xactimate certified, the same estimating software insurance adjusters use, so your claim gets the photos, moisture readings and line-item estimate it needs.
