Mold Found in a Home Inspection in Cobb County? What Sellers and Buyers Should Do Next
A home inspection report that says "possible mold" or "elevated moisture" can stall a sale fast. Whether you are selling or buying in Marietta or anywhere in Cobb County, the good news is that most inspection mold findings are fixable in days, not weeks, if they are handled the right way.
This guide covers what the finding actually means, what sellers and buyers should do next, and what documentation keeps the closing on track.
What "mold" on an inspection report really means
Home inspectors are trained to spot signs of moisture and visible growth, but most do not identify the type or extent of mold. A note on the report usually means one of three things:
Visible growth on drywall, framing, ductwork or in the crawl space or attic
Elevated moisture readings in a wall, floor or ceiling, even without visible mold
Conditions that lead to mold, like a wet crawl space, poor attic ventilation or an active leak
In Cobb County homes, the most common locations are crawl spaces, attics, bathrooms and the area under kitchen sinks. Georgia humidity and clay soil keep crawl spaces damp for much of the year. Read why crawl spaces and attics are so prone to mold.
If you are the seller
Don't paint over it or spray it. Covering mold before a sale doesn't fix it and creates a bigger problem if it is found again.
Get an on-site assessment quickly. A remediation company should find the moisture source and give you a written scope and price, usually within a day or two.
Fix the source, not just the stain. A leaking pipe, a missing vapor barrier or a blocked attic vent will bring the mold back.
Keep the paperwork. A written scope, before and after photos, moisture readings and an invoice give the buyer and their agent confidence. If the buyer asks for it, independent clearance testing after the work adds another layer of proof.
Talk to your agent about how to handle the finding in your contract and disclosures.
If you are the buyer
Ask for the scope. Request a written estimate from a qualified remediation company so you know what the fix involves and what it costs.
Look at the moisture source. The repair should include fixing why the area got wet, not only removing the growth.
Ask for documentation after the work. Photos, moisture readings and, if you want it, a clearance test.
Use the estimate in negotiation. Your agent can use it to request a repair, a credit or a price adjustment.
What a typical fix costs
Most mold found during inspections is limited to one area. In Cobb County, typical ranges are about $500 to $1,500 for a small bathroom area, $1,500 to $4,000 for a crawl space and $1,500 to $5,000 for an attic. Larger or multi-room jobs cost more.
